When are assessments due and how should I pay?

HOA assessments are invoiced quarterly for $375. You may pay your dues online by establishing an ACH through ClickPay at www.clickpay.com. You also can mail your payments to: Royal View Meadows Townhomes

Are my HOA dues part of my mortgage payment?

No, your HOA dues are your responsibility and must be paid by you, by separate check or ACH at clickpay.com. Non-payment can lead to a lien against your property or a garnishment against your wages. Both will also add additional legal fees.

Are rentals allowed?

No, per our CCRs, homes are owner occupied and not available for rent. 
Rental properties are in violation of our CCRs and legal proceedings will occur.

Can I make changes to the exterior of my home?

Very few changes are allowed to the exterior. Before making any changes please review the CCRs to make sure your change is allowed. Also, contact the property manager FirstService Residential to have them review and approve your change. Unauthorized changes may lead to unnecessary expenses on your part.

Who do I contact for exterior service repairs or questions?

Please contact FSR's Customer Care Center at (816) 414-5300, and press 0. Available 24/7. 
If you believe your property was damaged by a service contractor, you MUST provide proof within 10 days of the incident. 
Surface contact and scraping by plow and shovel blades is required in the process of snow and ice removal and is considered normal wear and tear.

Snow Removal

The HOA will enter into a new contract in 2023. Snow removal will occur when the  snow has reached 2" or more. 
De-icing is applied after snowfall ends with between 1/4" - 2"; when any snow/plowing is completed; when temperature is 32 degrees or lower w/ moisture or precipitation causing visible ice. 
Please move vehicles from driveway, do not block driveway.

When is the lawn mowed?

The HOA will enter into a new contract in 2023, updates to come.

When is trash pick-up? How do I purchase a recycling bin?

Currently, our trash day is Monday. Please check the holiday pick-up schedule. See KCMO.gov/trash for the answers to all of your questions.
For bulky item collection contact 311 to make an appointment.

Does the RVM HOA insurance cover my home and personal property?

No, your lender requires that you get homeowners insurance as a condition of you taking out a mortgage. This amount is most frequently (not always) part of the escrow balance you see on your mortgage statement. Your mortgage company will issue a check to your insurance company based on a predetermined schedule. Contact your mortgage company for questions or details specific to your situation. 
The RVM HOA insurance covers some (not all) damage to shared or community spaces and liability expenses that are the responsibility of the HOA.

What are a few basic do's and dont's?

1. Keep your home well-maintained and help maintain shared spaces. Keep disturbances to a minimum as we do share walls.

2. Please keep your pets (2 per household) on a leash when outside for their safety. Pick up your pet's waste when on your neighbors property or on common areas, day or night. It's common courtesy to pick up after your dog.  

3. Park in your garage, if you or a guest is parked in the driveway do not block the sidewalk. If you temporarily park on the street, do not block driveways or mailboxes.

4. Please help keep our neighborhood clean, please pick up loose trash or brush and dispose of it properly. Some in our community are not as physically capable as you might be, help out when you can.  Also, please remove lawn flags on your property when work is completed. 

5. Thanks for keeping your garage lights on at night! A well lit neighborhood is an excellent crime deterrent.

How can I become an involved HOA member?

You automatically become a member with voting rights, which gives you a voice in helping to set association rules, policies, and regulations that affect your neighborhood. We hold a member meeting each spring and encourage you to come and participate. If you have an idea that you would like to implement to improve the neighborhood, contact the HOA Board with your idea along with a proposed budget.
